The homeowner, Justin, contacted our emergency response unit regarding an active water migration issue affecting the north-east side of his home. The moisture had breached the subfloor assembly, visibly impacting laminate flooring and adjacent baseboards in the living room area. Because the property features a subfloor design built directly over a crawl space accessed via the garage, Justin required an immediate emergency dispatch to determine if a failure in the crawl space vapour barrier or structural utility lines was feeding the subfloor saturation. Our crew  arrived swiftly to establish moisture baselines and prevent long-term structural decay.

Solutions provided:

We implemented a non-destructive structural investigation and controlled ventilation strategy- Crawl Space Structural Assessment: Accessed the crawl space beneath the home to inspect the plumbing infrastructure, structural timber framing, and existing vapour barriers for signs of direct tracking or pooling water. Precision Moisture Auditing: Utilised a specialized digital moisture reader to test the structural subfloor, documenting highly elevated initial moisture content readings ranging between 162% and 193%. Targeted Material Detachment: Advised and executed the careful detachment of 3 linear feet of baseboards and 4 sq ft of affected engineered laminate flooring. This provided direct ventilation to the damp subfloor wood and allowed us to inspect the underlying barrier system. Scheduled Moisture Monitoring: Managed a multi-day tracking schedule, maintaining active communication with Justin and his family to perform precision structural dry-standard audits during morning monitoring visits.
