The cascading water caused multi-level structural damage, heavily affecting a bedroom, bathroom, laundry room, and connecting hallway on the lower level. Since the owners operate out of town, they required an emergency response team that could safely access the property via an on-site lockbox, accurately map the hidden moisture paths, and manage the project directly under a self-pay arrangement without involving an insurance carrier.
We executed a comprehensive multi-room structural drying and mitigation program- Remote Secure Access & Site Inspection: Accessed the property via the designated on-site lockbox to conduct an immediate emergency structural assessment and moisture mapping survey across all impacted rooms. Targeted Cavity Venting & Access Cuts: Drilled precise injection/venting holes into water-damaged drywall cavities and behind skirting boards to allow trapped moisture to escape from the wall voids and interstitial ceiling spaces. Comprehensive Multi-Level Structural Drying: Positioned commercial-grade LGR dehumidifiers and high-velocity axial air movers across the lower-level hallway, bedroom, laundry room, and bathroom to rapidly draw moisture out of the saturated plasterboard, timber framing, and subfloor. Continuous Moisture Tracking: Routinely measured structural dry standards to ensure all multi-level building materials successfully returned to safe, pre-loss equilibrium before equipment extraction.
