The customer contacted Dayspring Restoration after experiencing an active water damage event that infiltrated the ceiling cavity, interior framing, and wall assemblies. Moisture penetrated structural framing members, ceiling insulation, and floor plates, creating a risk for structural degradation and secondary microbial growth if not quickly mitigated and dried.
To restore the property safely to its pre-loss dry standard, our mitigation team set up an isolated containment zone equipped with an air filtration device (AFD) to maintain clean indoor air. We performed selective demolition by removing affected drywall, saturated ceiling insulation, and baseboards to uncover structural lumber, header beams, and bottom wall plates. The exposed framing and assemblies were treated thoroughly with an EPA-registered antimicrobial solution to halt microbial colonization. Using precision hammer probes and pin-type moisture meters, our technicians conducted in-depth moisture mapping, which pinpointed lingering moisture trapped in the bottom plate. We deployed commercial LGR dehumidifiers and high-velocity air movers, later reconfiguring the layout and switching the air scrubber into recirculation mode to accelerate structural evaporation. Following 2.5 hours of continuous diagnostic monitoring and logging, the bottom plate verified a drop from 35% down to pre-loss dry baseline standards. Once confirmed completely dry, we dismantled the containment, removed all drying equipment, performed final post-remediation cleanup, notified the client, and issued the official Certificate of Completion (COC).
