The water intrusion caused moisture issues across several areas of the home, leading to suspected microbial growth on living room drywall walls, trapped moisture inside the south wall of Bedroom 1, saturated carpet in the living room, and a noticeable odor in the basement.

The solutions provided involved a comprehensive inspection and targeted remediation strategy to address the Category 3 water intrusion. The technician conducted a detailed moisture assessment across the home using thermal imaging and moisture meters to pinpoint hidden moisture behind drywall, baseboards, and ceilings. To prevent structural damage and address suspected mold growth on the living room walls, a controlled demolition scope was recommended, which included performing flood cuts on affected walls, removing the entire west exterior wall, and cutting away roughly half of the living room ceiling. Additionally, a complete flooring removal and sanitation plan was established to discard contaminated carpet and padding from the living room and stairs to eliminate trapped moisture and persistent basement odors.
