An improperly installed water line to a refrigerator's ice maker and water dispenser caused a slow leak for approximately four days. This resulted in significant water damage to the property, classified as Category 3, Class 2. Hardwood floors in the kitchen began cupping, exhibiting moisture readings of 143 (indicating severe saturation) five feet in front of the fridge. The leak extended into the downstairs living room, affecting an entire wall that retained moisture, and also into the crawlspace, where insulation was visibly damaged.

The Dayspring Restoration team performed the comprehensive scope of work addressing extensive water damage across multiple areas. In the kitchen, this included performing a flood cut on drywall behind cabinets, removing affected hardwood flooring (with potential for removal of all hardwood leading through the entryway and hallway), and considering the removal of cabinets adjacent to the fridge for full access. Antimicrobial treatment and HEPA vacuuming were applied to affected subfloor and studs. For the downstairs living room, containment was established, followed by the removal of the entire affected wall from floor to ceiling, and subsequent antimicrobial treatment and HEPA vacuuming of remaining studs. In the crawlspace, affected insulation was removed, and the area behind it was treated with antimicrobial spray and HEPA vacuumed. The project also considered temporary housing due to the loss of use of the kitchen, downstairs living room, and potentially the hallway and entryway.
