The customer required urgent professional intervention following a Category 2, Class 3 water intrusion on the second level of a commercial building. The primary source of the loss was identified as window intrusion, leading to significant water damage across multiple functional areas, including the manager's office, cubicle sections, and the front desk.
Our team executed a comprehensive mitigation and structural drying plan: Containment & Air Filtration: Established physical containments and deployed air scrubbers to maintain air quality and isolate affected zones. Safety Testing: Conducted mandatory asbestos sampling in the manager's office and common areas before structural demolition to ensure a lead-safe and asbestos-free environment. Structural Drying: Deployed an advanced equipment matrix consisting of 5 dehumidifiers and 7 fans to address the high moisture levels (Class 3) and prevent microbial growth. Specialised Assessment: Coordinated with a roofing subcontractor to evaluate the external roof system and provide a long-term solution to prevent future window-entry leaks. Monitoring: Performed 4 man-hours of site monitoring and documentation, including DocuSketch mapping for insurance and restoration records.
